Compare a home-loan balance transfer at the same remaining term. The tool considers the EMI change and switching costs paid separately upfront.

The net saving is a remaining-term cash comparison. The break-even point measures accumulated EMI relief, without discounting future cash flows.

A common mistake to avoid

Comparing a shorter original term with a longer replacement term and attributing the lower EMI entirely to rate savings.

Questions you might have.

Which switching costs should I enter?

Include the actual processing, legal, valuation, applicable foreclosure and tax charges payable under the relevant offers.

Does it include the tax effect of home-loan interest?

How we calculate it

Compare EMIs for the same principal and remaining term at each rate. Net saving = (old EMI − new EMI) × months − switching costs. Cash-flow break-even = costs ÷ monthly EMI reduction, rounded up.

Assumptions & things to know

India adaptation of mortgage refinancing. Same term, fixed rates and fees paid separately. No cash-out, tax benefits or time-value discounting. Break-even is based on monthly cash-flow relief, not a discounted net-present-value analysis.
